JOB TITLE: Maintenance Director

 

REPORTS TO: Superintendent                                           

 

SUMMARY:  To maintain the physical school plant in a condition of operating excellence so that full educational use may be made at all times.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.  Other duties may be assigned.

 

  • Develop and carryout a preventive maintenance plan for the district.
  • Perform work such as replacing worn or defective wiring, switches, faucets, plumbing fixtures, and the like; repairing of fencing, asphalt, concrete, ceilings, and the like; and all related maintenance work.
  • Consult with building principals regarding the establishment of regular and preventive maintenance programs.
  • Oversee the operation of air-conditioning and heating systems, including computerized controls and monitoring.
  • Works with district HVAC vendor to ensure all systems are functioning properly.
  • Ability to prioritize repairs and communicate with all parties involved with regard to project status.
  • Supervise and inspect the improvement and renovation work performed by outside contractors, and verifies that the terms of all such contracts have been fulfilled before final payments.
  • Responsible for all district vehicles used for plowing parking lots or mowing grass.
  • Maintain all necessary records as required including requisitions and budgets.
  • Inspect all buildings and grounds on a regular basis to determine that high standards of workmanship, safety, and security are maintained.
  • Advise on the hiring of contractors to perform certain maintenance or repair services.
  • Deal with emergency repair problems with efficiency on a 24 hour call basis.
  • Perform all other tasks as the superintendent may from time to time assign.
  • Demonstrate regular and predictable attendance.

 

 

 

SUPERVISORY RESPONSIBILITIES:

Directly supervises 1 to 15 employees in the maintenance/custodial department.    Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.  Responsibilities include training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

 

USER-DEFINED:

The employee must have basic knowledge of board policies and procedures.

EDUCATION AND /OR EXPEREINCE:

High School Diploma or GED preferred.

 

LANGUAGE SKILLS:

Ability to read and comprehend simple instructions, short correspondence, and memos.  Ability to write simple correspondence.  Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

 

MATHEMATICAL SKILLS:

Ability to add and subtract two digit numbers and to multiply and divide with 10’s and 100’s.  Ability to perform these operations using units of American money and weight measurement, volume, and distance.

 

TECHNOLOGY SKILLS:

The employee will have an operational knowledge of Windows based computers and related technology.  The employee will take advantage of all district level technology training that is appropriate to their assignment. 

 

REASONING ABILITY:

Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.  Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.

As required by the Board of Education.

While performing the duties of this job, the employee is regularly required to talk or hear.  The employee is occasionally required to stand; walk; sit; use hands to manipulate, handle, or feel objects; tools; controls; reach with hands and arms; and taste or smell.  The employee will be expected to lift and move typical classroom equipment such as overhead projectors, TV/VCR’s, and computers on moveable carts.

 

The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds.  Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

 

WORK ENVIRONMENT:

The noise level in the work environment is usually moderate to loud.

 

The employee could be using Windows based computers and related technology on a regular basis.

The employee will be evaluated in accordance with the district requirements and within the timelines specified by law.
